A well cover and a drainage plan do different jobs

Discuss both, especially before a new below-grade opening is built.

Water and maintenance

What you can see from above

A cover can help with leaves and weather depending on its design and installation. An exterior image does not reveal buried drainage, soil behavior, connections, or the condition of the foundation. Those need their own assessment.

Share the water history

Describe when water appears, whether it collects in the well or inside, and how it changes with weather. Show roof runoff, surrounding grade, and known drains. A selected cover should not be treated as a cure for an unrelated moisture problem.

Keep maintenance practical

Ask where the drainage arrangement can be inspected and how the selected components should be maintained. Keep the well free of debris and storage, and follow the actual product instructions for operation.

Your next step
